<strong>Description<br><br></strong><strong>Job Title:</strong> Financial Analyst – Real Estate (Mid-Level)<br><br><strong>Job Description<br><br></strong>We are seeking a detail-oriented Financial Analyst with experience in real estate to support investment analysis, financial modeling, and portfolio performance. This role is ideal for someone who is beyond entry-level, comfortable working independently, and experienced with Excel and Argus, but still growing toward a senior-level position.<br><br><strong>Key Responsibilities<br><br></strong><ul><li>Build and maintain financial models for real estate acquisitions, developments, and asset management </li><li>Analyze property-level financial performance, including cash flow, NOI, IRR, and valuation metrics </li><li>Utilize Argus to model and analyze lease structures and property cash flows, hold/sell </li><li>Prepare investment memos, reports, and presentations for internal stakeholders </li><li>Support due diligence efforts for acquisitions and dispositions </li><li>Conduct market research and benchmarking to support underwriting assumptions </li><li>Assist with budgeting, forecasting, and variance analysis for real estate assets </li><li>Collaborate with asset management, acquisitions, and finance teams </li><li>Analyze key performance indicators (KPIs) and detailed line items within property-level financial statements, including P&L actuals, with a focus on identifying trends and variances in operating expenses (e.g., utilities, repairs & maintenance, payroll, etc.) </li><li>Conduct in-depth variance analysis comparing actuals to budget and prior periods, and explain drivers of performance </li><li>Review and interpret detailed operating reports to identify inefficiencies, cost-saving opportunities, and operational risks <br><br></li></ul><strong>Requirements<br><br></strong><strong>Qualifications:<br><br></strong><ul><li>Bachelor’s degree in Finance, Real Estate, Economics, or related field </li><li>2–5 years of relevant experience in real estate finance, investment analysis, or similar role </li><li>Strong proficiency in Microsoft Excel (financial modeling required) </li><li>Working knowledge of Argus Enterprise (or similar real estate software) </li><li>Understanding of real estate financial concepts (NOI, cap rates, IRR, NPV, etc.) </li><li>Strong analytical, organizational, and problem-solving skills </li><li>Ability to manage multiple projects and meet deadlines <br><br></li></ul><strong>Preferred Qualifications<br><br></strong><ul><li>Experience with acquisitions, asset management, or development analysis </li><li>Exposure to commercial real estate (office, retail, industrial, multifamily) </li><li>Familiarity with financial reporting tools or BI platforms</li></ul>
